I’m Lena Benjamin, strategic property search consultant and project manager at Benjamin Property Services with over 10 years of residential real estate experience. Today I’m going to be briefly outline the 8 simple steps to help you source a new property portfolio in London and Kent with our help. In the next 3 months you could experience an increase in net worth of over three million pounds.
Step 1: We obtain a brief from you which can be done by scheduling a 15minute consultation at benjaminpropertyservices.co.uk/schedule or by completing a short real estate brief at benjaminpropertyservices.co.uk/property-brief or you can send an email to firstname.lastname@example.org
Step 2: Brief received and we confirm the brief is as requested including the required property strategy to building your wealth through real estate in London and/or Kent. We then ask you to sign the property finding agreement online, or it will be sent to you once you pay the new client refundable commitment fee. This can be done on the home page of the website at benjaminpropertyservices.co.uk or via bit.ly/commitment-fee.
Step 3: We source in the agreed London and Kent areas sending you property reports including photos and specifications, feasibility for conversion with estimate of costs, rental yield etc.
Step 4: We search and negotiate the purchase of the off-market, below market value and financially distressed that you deem fit the criteria within 3months directly with the seller/vendor/landlord or developer. If none of the properties are not purchased we provide a refund of £750 minus a £250 administration fee.
Step 5: On the negotiated property purchase or purchases we complete a Memorandum of Sale to produce to the each parties legal representative to complete the conveyancing and to complete all searches. If the property is a commercial property we recommend that a commercial real estate solicitor is instructed.
Step 6: We work with all parties involved to ensure a smooth exchange of contracts and the property purchase is completed.
Step 7: We receive fifty per cent of our 1.5% property purchase commission on exchange. Once the transaction is completed the rest of the commission is paid minus the commitment of £1,000 paid at the start of the process. The commission is paid through our client’s solicitor / legal representative.
Step 8: You receive your real estate which could be multiple units if you have the finance in place. Since some real estate owners may have a number of different real estate units. We can then help to project manage the development or put you in touch with our preferred suppliers which would have been identified with you. We can then help with the sale or renting of the real estate.
And that’s the end of the 8 Steps to Wealthy Property Sourcing. You then have the option of starting the process again without the need of paying a commitment fee because by now you would be a fully fledged key client of Benjamin Property Services.
