Hello and welcome to the Property Business Club Podcast episode 13. I’m Lena Benjamin, strategic London and Kent property search consultant at Benjamin Property Services, sourcing and negotiating the purchase of real estate in prime and regeneration London and Kent areas with over 10 years of residential real estate experience. I’m also host of this podcast.

Today I’m going to be briefly talking about Multiple Portfolio Investing. Investors are now looking at diversifying their property portfolio to include a number of options. Investors should ensure that each of the methods that I am going to be going through have an opportunity to be cash cows. By the way the Cash Cow is part of the Boston Consulting Group (BCG ) Growth Share Matrix. However for the purposes of this analogy the cash cow real estate investments are ones that should be located in regeneration areas. Those areas where there are opportunities to contribute to the local economy through decent housing and commercial outlets. Additionally and more importantly to the investor, the opportunity to milk the real estate with cashflow “cash-cow” opportunities.

The four portfolio building opportunities to increase cashflow that could form part of a Multiple Portfolio Investing Strategy are:

Student Accommodation – these can be HMOs or bedsit types of properties within an area where a new or existing college or university is located. An investor would need to bear in mind that students are on holiday three months of the year but you may be able to receive upfront payments and/or a guarantor to ensure continuous cashflow.

Retirement Accommodation – with an ageing population an opportunity for investors is focusing on retirement villages. There is more opportunity to look in the Kent areas for land or derelict housing that can be transformed into these income generating real estate opportunities. These clients may be downsizing from an existing house and will have equity to purchase this accommodation.

Serviced Apartments – for those global corporations sending their executives visiting the UK for quarterly business visits, this opportunity will be cash cow opportunity for corporate executives, family offices and company directors expanding globally. London is open for business with new transport links and focused on international development.

Co-living / Co-working – the new age of living and working will involve the combination of working and living with other entrepreneurs and startups. Investors should consider the co-living / co-working phenomena which will continue to grow as we go further into the twenty-first century. The global mobility of people will continue to be rampant and London will be a pitstop for business and leisure travellers focused on community and collaboration.
