Today I’m going to be briefly talking about below market value real estate in London and Kent. This is particularly relevant to both prime and regeneration areas. Recently I mentioned to a prospective client based in Cyprus that there is always a real estate deal to be made particularly in uncertain times. Most if not all open market real estate, particularly the London prime real estate, marketed by the likes of Savills and Knight Frank are going to priced high to compensate the owner/vendor and of course the commissions earned by the realtor. However, there are many financially distressed / below market value real estate opportunities in both prime and regeneration hot spots in London that are under the radar which we uncover on behalf of clients. 

Equally, properties going through probate or repossession requiring development to turn those into income generating assets are flags we look for when we are commissioned to work on behalf of clients. These types of real estate opportunities are ripe to convert into buy-refurb-rent or buy-refurb-sell or perhaps a combination of both depending on short term versus long term real estate objectives. 

How we work is to identify the property strategy of the client, we ask for a commitment fee and then over a 3month period we source those properties and negotiate the purchase charging just 1.5% commission on the property price. We can then project manage refurbishments (if required) and assist with the selling or letting of the property or properties.
