Today I’m going to briefly outline the Buy-Renovate-Rent-Refinance (BRRR) Strategy and how we can help you purchase a new property portfolio in London and/or Kent. BUY – You buy the property under market value, financially distressed or off-market to negotiate the deal with the vendor. RENOVATE – Once you have completed on the property purchase this is the time where the renovation begins. Now we would have worked with you to identify the feasibility of work and this can be done with or without the services of an architect. Even better if you have your own team of property professionals. However with a 10 year background in real estate from small refurbishments to large building and infrastructure projects I can provide a strategic overview on what is possible. First and foremost is ensuring the local authority planning department is on board and will grant any permission to convert a commercial real estate to residential dwellings. As mentioned in Episode 7 this will be more likely to be granted because of the Permitted Development Rights for no planning permission needed to convert commercial to residential. Plus the financial saving are huge no higher stamp duty and reduction in VAT.
RENT – You now can rent the renovated and now beautifully presented real estate to a premium tenant or tenants. We work with PropTech providers that have the algorithms and technology in place to source these types of tenants for the now high-end development. Of course you also have my expertise as a sales and lettings negotiator for multiple real estate agents in London plus my residential landlord expertise project managing refurbishments.
REFINANCE – Now you have increased the value of the property through the negotiation of buying below market value and the renovation. You have tenants that are empowering your cashflow each month. This is time to refinance and pull all the money out from the deal once the property has been valued via a registered valuer through the mortgage company. Again we have access to preferred suppliers or you may already have your team in place to pull all the money out of this deal to then work on the next opportunity at Buy-Renovate-Rent-Refinance always considering the conversion of commercial to residential. A commercial solicitor and mortgage broker would be extremely advisable.
