We find off-market properties to purchase in London and Kent areas on behalf of busy professionals that would like to create a new or increase an existing property portfolio or relocate from across the UK or abroad to London or Kent. We use a client-focused approach to gather information from the prospective client and write a brief which details their exact requirements.
Process for new clients
Step 1: Gather the information for the brief from the client to inform the bespoke property finding approach
Step 2: Once the brief is agreed, a commitment fee invoice and agreement is sent digitally (for new clients only)
Step 3: We allocate a property finding consultant to source the property or properties based on the brief for a period of 3 months sending regular reports
Step 4: Property or properties found and success fee paid via the legal representative minus the commitment fee (as documented in the agreement)
Step 4a: If property or properties are not purchased within 3 months a refund is provided minus a £250 administration fee
*We are committed to sourcing / finding a property for you within 3 months. A refundable commitment fee for sourcing is £1,000 for new clients. Our success fee is 1.5% commission on each property purchased (minimum fee £4,500 per property purchased). We source off-market residential real estate through solicitors, repossessions, auction houses, landlords and others. Part of the active sourcing is to make additional connections to find the property with your specifications which include marketing in the area specified in the brief that you have provided to us.
