As a savvy and busy businessperson you will want to commission the services of residential real estate professionals. Our process for working with new clients now involves a process to empower overseas investors and those relocating or wanting to purchase a holiday/business opportunity for investment, relocation or flipping (buy below market value, refurbish and resell for profits).

Step-by-Step Property Search Process

Step 1: We obtain a Property Brief from you. Or you can send an email. Please ensure you review the Property Search Agreement. New Clients pay a refundable commitment fee of £1,000 which is refunded from the success fee of 1.5% commission on the negotiated property purchase between £500,000 and £10,000,000. This refundable commitment fee can be Paid Online.

Step 2: We source in the agreed London and Kent areas sending you comprehensive property reports including photos and specifications, feasibility for conversion with estimate of costs, rental yield etc. You can request an Example Property Report by completing the form at the end of this post.

Step 3: We search and negotiate the purchase of the off-market property that you deem fit the criteria within 3months directly with the seller/vendor/landlord. If none of the properties presented are purchased we provide a refund of £750 minus a £250 administration fee.

Step 4: Once agreed with the Memorandum of Sale(s), we receive fifty per cent of our 1.5% property purchase commission on exchange. Once the transaction is completed the rest of the commission is paid minus the commitment of £1,000 paid at the start of the process for new clients. The commission is paid through our client’s solicitor / legal representative.

Step 5: We provide the Project Management of Refurbishment if requested and/or work with other property professionals to ensure the property is let or sold if required. The property search could just be for a home and in that case our service has been completed. However if you require our Property Search service again you would NOT need to pay for the refundable commitment fee.

Become an Introducer

The benefits of registering as an introducer include receiving 20% commission from our commission on all negotiated property purchases for a period of 12 months. To highlight the financial opportunity, once the client has been secured and the property search has negotiated a property purchase of £1million, for instance, the Introducer would receive £3,000. The Introducer will be eligible for ongoing commissions should the introduced client use the services again within a 12 month period. You’ll also receive a complimentary membership to the Property Business Club once the client service has been delivered successfully.

Please note that introduced clients should be those with disposable income, high net worth or ultra high net worth status or have access to funds, with an active interest in off-market property search for purchase in London and/or Kent.
